Government property via Comprei/PGFN: original acquisition and instalments

Some of the property we promote comes from Comprei, the platform of Brazil's federal tax attorney's office (PGFN). These are assets pledged as collateral or seized in tax enforcement, now sold by the government to settle tax debts. For the buyer, this origin brings two important advantages.
Original acquisition: the property arrives "clean"
When the government sells property this way, the transfer counts as an original acquisition. In practice, the buyer receives the asset free and clear: earlier debts for property tax, condo fees, mortgages and other liens on the property are not transferred to the new owner. That is a meaningful difference from an ordinary judicial auction, where some of those debts can follow the asset.
Even so, always confirm the occupancy status. Some properties are vacant; others require a repossession action. This is usually stated in the listing and the terms document.
Payment in up to 60 instalments
Purchases through Comprei/PGFN can be paid directly to the attorney's office, usually with a down payment and the balance in up to 60 adjusted monthly instalments. It is not a bank loan: there is no bank-style credit check, and the property itself serves as collateral until it is paid off.

These properties have no live bidding floor. It is a direct sale: there is a reference value (the appraisal) and a discounted price, which can rise over time if the asset does not sell.
