Paying for auction property in up to 60 instalments: how it works

A question that reaches our WhatsApp almost every week: "can I pay for the auction property in instalments?". For a meaningful part of our inventory the answer is yes — in up to 60 monthly instalments, arranged directly with Brazil's federal tax attorney's office (PGFN), with no bank involved.
Which properties can be paid in instalments
The up-to-60x option applies to property sold through Comprei, the PGFN platform — assets pledged as collateral or seized in tax enforcement, now sold by the government to settle tax debts. On our lots page, filter by Real estate and look for the ones marked direct sale: those are the ones covered.
Ordinary judicial auctions and bank-owned property follow other payment terms set in each terms document — always check the lot page in those cases.
How the PGFN instalment plan works
- Down payment + balance: usually a down payment and the rest split into up to 60 monthly instalments.
- Indexation: instalments are adjusted by an official index — not fixed to the end, but not bank-loan interest either.
- No bank credit check: no score or income proof as in a mortgage. The property itself is the collateral until it is paid off.
- Early payoff: you can settle the balance at any time.
The bonus that comes with it: original acquisition
On top of the instalments, these properties arrive free of liens. Because the sale is made by the government, the transfer counts as an original acquisition: earlier debts for property tax, condo fees and mortgages do not pass to the new owner. What to check before you commit
- Occupancy status: is the property vacant or will it need a repossession action? It is stated in the listing and the terms document.
- Up-to-date title: ask us — we review the property record and description before any proposal.
- Reference value vs. discounted price: a direct sale has an appraisal and a discounted price that can change over time.
- Instalment simulation: set the down payment and term and run the numbers with indexation before committing.
